Common questions

How do I add a home?

Four ways: share a listing screenshot or brochure PDF to Karibu from Photos, Safari or your property app; paste the listing's link into the bar at the bottom of a list; type the address there and pick a suggestion; or tap the map button and put the pin on the home. You check the details before the home is added.

Why does Karibu ask for the house number?

Listings rarely show it, but it lets Karibu rank sales nearest first (same side of the street, then opposite), and find this home's own past sales. You'll find it on the floor plan, the brochure or the agent's details.

How is today's estimate worked out?

Karibu takes the nearest recent sales of similar homes on the street (same type and tenure), brings each up to today's money with the UK House Price Index for the local authority, and uses the middle of them. Set the home's condition to place it lower or higher in that range. On a home's Comparables tab, "How this is worked out" shows every step and the data's limits.

Why is there no estimate for a home?

Karibu needs at least three comparable sales on the street in the last ten years. Quiet streets, new builds and unusual homes may not have enough.

Where do floor areas come from?

From each home's energy certificate. Sold prices don't record size, so Karibu looks up the certificates of the home and the sales near it, and compares price per square metre. There's nothing to set up.

Can I see sizes in square feet?

Yes: Settings → Units → Size.

How do I get back a home I skipped?

Open the Skipped tab and swipe right on the home to restore it. Deleting a home for good is only possible from that tab.

Does Karibu work outside England?

Sold prices cover England and Wales. The links for schools and flood risk are for England, so Karibu is built for England.
